Prices split sharply across Primary buy box (3)
🏡📊 The Federal Housing Finance Agency said U.S. house prices rose 2.4% from August 2025 to August 2026. That national number sounds tidy. It does not fit here.
In the three months ending August 31, 2026, the Real Estate Data Aggregator counted 56 homes sold across Colts Neck and Farmingdale together. The prices inside that number went in opposite directions.
The split: Colts Neck up, Farmingdale down
| Colts Neck 07722 | Farmingdale 07727 | |
|---|---|---|
| Median sale price | $1,825,000 | $770,000 |
| Change from a year ago | up 25.9% | down 17.2% |
| Homes sold | 28 | 28 |
| Median days on market | 16 days | 22 days |
| Sale price as share of list | 102.7% | 100.7% |
The Real Estate Data Aggregator showed Colts Neck at $1,825,000, up 25.9% from the same three months in 2025. That is a big move in one year.
Farmingdale told a different story. The Real Estate Data Aggregator put its median at $770,000, down 17.2% from a year before. Prices dipped, but more homes sold. The Real Estate Data Aggregator counted 28 sales, up 86.7% from the same period in 2025.
More sales at a lower price can mean the mix of homes that sold shifted. Smaller or different homes may have closed this period. One number does not explain everything.
How fast homes moved
In Colts Neck, the Real Estate Data Aggregator counted a median of 16 days on market. That is 2 days longer than a year ago, but still quick. More than half of homes, 53.6%, sold above list price.
In Farmingdale, the Real Estate Data Aggregator put median days on market at 22, which is 13 days shorter than a year ago. Homes moved faster even as prices fell. Nearly half, 46.4%, sold above list price, up 19.7 points from a year before.
Supply is tight in both ZIPs
The Real Estate Data Aggregator put Colts Neck at 2.3 months of supply and Farmingdale at 1.9 months. Both are well below a balanced market. Buyers in both ZIPs are competing for a limited number of homes.
Across both ZIPs together, the Real Estate Data Aggregator counted 38 homes for sale, down 11.6% from a year ago. New listings across both ZIPs came in at 67, down 5.6% from the same period in 2025.
What rates mean for buyers right now
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60%. Realtor.com noted rates climbed above 7% for the first time since January 2025.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is the national picture. Here, both ZIPs are still seeing homes sell at or above list price.
Pending sales point to continued activity
The Real Estate Data Aggregator counted 57 pending sales across both ZIPs, up 16.3% from a year ago. Buyers are still writing contracts in both areas.
