More homes for sale, but this market is still moving

By LORI DONNELLY
Real estate, deal of the week

More competition for sellers is real. The Real Estate Data Aggregator counted 1,386 homes for sale across the area in the three months ending August 31, 2026. That is up 13% from the same months in 2025. More choices for buyers, more pressure on sellers to price right.

Even with inventory climbing, the Real Estate Data Aggregator shows 1,354 homes still sold in that same period. Sales dipped only 2.9% from a year before. The market slowed a little, but it did not stop.

Rates are adding weight too. Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026. That is above 7%, and it is keeping some buyers cautious. But 1,354 closed sales says plenty of buyers are still moving.

What the rate picture adds

Freddie Mac put the 30-year rate at 7.24% on October 29, 2026, down from 7.32% the week before. Every small dip helps a little. But rates above 7% are still a real cost for buyers figuring out their monthly number.

CNBC reported that mortgage applications to purchase a home rose 4% for the week ending October 28, 2026. They were still 18% lower than one year ago. Some buyers are coming back. Not all of them are yet.

Where the clearest signals are

Lanoka Harbor (08734) had the tightest supply: 1.6 months, per the Real Estate Data Aggregator. It also had 59% of homes sell above list. That is the sharpest seller's signal in this market right now.

On the other end, Manchester Township (08759) had 4.1 months of supply and only 14.1% of homes selling above list. More inventory, more room to negotiate. Not a bad market, just a different one.

In 08757 Toms River, homes for sale jumped 46.5% from a year ago, the Real Estate Data Aggregator counted. Sales fell 9.7% in the same ZIP. That gap between supply and demand is the widest in this market. Sellers there need to price carefully.

Speed still varies a lot by ZIP

Beachwood (08722) had a median of 18 days on market, per the Real Estate Data Aggregator. Waretown (08758) took 48 days. Same three-month window, same rate environment, very different pace. Your street can read differently from your ZIP.
