Homes here are selling much faster than the national pace
64 days. That is how long the typical U.S. home sat on the market in the week ending October 24, 2026, according to Realtor.com. Most of the ZIP codes I track here were done in a third of that time. That gap changes what you need to do, whether you are selling or buying.
How fast are homes moving here?
The Real Estate Data Aggregator counted median days on market for the three months ending August 31, 2026. Rumson came in at 15 days. Marlboro was 16. Beachwood and Holmdel each sat at 18. Brick Township (08724) was 20. Most of this market was well under a month.
For sellers, that means being ready before you list. Photos, repairs, pricing. All of it. You may not get a second week to adjust.
For buyers, it means less time to think when the right home comes up. Not impossible, but tight.
Sellers are getting their price, and then some
Speed alone does not tell the whole story. The Real Estate Data Aggregator also tracked what homes actually sold for versus what they were listed at, in the three months ending August 31, 2026.
Marlboro saw 63.9% of homes sell above list price. Morganville hit 70.7%. Those are real numbers from the Real Estate Data Aggregator, not outliers.
Not every ZIP code moves the same way
Waretown (08758) had a median of 48 days, per the Real Estate Data Aggregator. West Creek (08092) sat at 35 days and carried 7.7 months of supply. Those are meaningful differences from the faster ZIP codes nearby.
Toms River (08757) saw days on market rise 5 days longer than the same period in 2025. Jackson (08527) had 4 months of supply. Not every address here reads the same as the market overall.
What about mortgage rates?
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year averaged 6.60%. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That is the backdrop buyers are working with right now.
The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026. U.S. inventory was 1.60 million homes. Prices were up 1.3% year over year nationally. Our market is moving faster than that picture suggests.
